Evergreen is comprised of five planned communities, each managed by a separate homeowners association (HOA).
Each HOA is independently responsible for the administration, operation and maintenance of its respective common areas.
There is no master association within Evergreen. Instead, each HOA establishes its own policies, budgets and homeowner assessments.

The Evergreen HOA (commonly known as Phase 1) is responsible for the perpetual maintenance and care of three parcels of land (Open Space #1, Open Space #2 and Open Space #3) deeded to the Association by the original developer.
The maintenance includes:
8.28 acres of grounds, including grass mowing, trimming, weed spraying and general landscaping
Open Space #1 (2.06 acres)
Open Space #2 (2.88 acres)
Open Space #3 (3.34 acres)
Two stormwater detention areas; one with approximately 440 feet of surrounding vinyl fence
Approximately 900 ft. of concrete sidewalk bordering the 3 common areas
Approximately 3,500 ft. of property boundaries, including large mature trees and fence-line brush management
Approximately 4,800 feet of walking paths, consisting of 4,350 feet of gravel and 450 feet of paved surface
