The five HOAs are responsible for their respective policies, budgets, assessments and common areas—there is no master association.

The Evergreen HOA represents the 76 homes and three common areas in Phase 1.
The Evergreen HOA is responsible for the perpetual maintenance of three parcels of land—Open Space #1, #2 and #3—deeded from the original developer.
Total of 8.28 acres of grounds maintenance (grass mowing, trimming, weed spraying and landscaping)
Two stormwater detention areas
Approx. 900 ft. of concrete sidewalk bordering the three common areas
Approx. 3,500 ft. of property boundaries with large mature trees and fence line brush
